Home Information Packs
The pack contains important information that buyers and sellers need to know:
Compulsory documents:
- Energy Performance Certificate - This certificate shows the energy efficiency of the property
- Sale Statement - Summary of terms of sale
- Searches - Including Local Authority search, drainage search and water search
- Evidence of title - Details of the title and information held about the property at the Land Registry
- Leasehold and common hold documents - If applicable
- New Homes Warranty (if applicable) - This applies if a property is bought off plan
- Home Information Pack Index - A list of documents contained within the HIP
Optional
- Home Condition Reports (HCR) - This is similar to a current Scheme 2 survey
- Work Carried Out - Receipts, certificates, etc, that relate to works done after any HCR
- Legal Summary
- Home Use Contents Form
